Chapter 01

Scale builds up inside the heat exchanger

A tankless water heater heats water as it passes through a small heat exchanger. Minerals in the water cling to the inside of that exchanger as scale, and scale is the usual reason a unit that once ran fine starts to struggle.

You notice it as hot water that swings between warm and scalding, a trickle where there used to be a strong flow, a rumbling or ticking while the unit fires, or a fault light or message on the display. None of those proves scale on its own, which is why the visit starts with a look at the unit and not with a guess.

Valves, descaler and a restart we watch

We shut the unit down and fit hoses to its service valves, the ports built in for exactly this job. A descaling solution is circulated through the heat exchanger so it can dissolve the mineral film, then the unit is flushed with clean water until it runs clear.

We also clean the inlet screen, where grit collects and cuts the flow, then restart the heater and check that it fires and holds its temperature. Chapter 03

How often, and what tells you it is due again

Many manufacturers suggest flushing a tankless unit about once a year.

Hard water shortens that interval, so check the manual for your model and flush sooner if the water at your house leaves white crust on faucets and showerheads. Temperature swings, lower flow or new noise from the unit are the signs it is due again.
